Eagle Rock is fully committed to make its real estate business a long term success with future plans for expansion. The following are what Eagle Rock believes are its keys to success:
Acquisition of undervalued residential properties. The greater the discount that properties can be purchased, the greater the upside for short term or long term gains will be.
Completion of the redevelopment or refurbishment work within the scheduled timeframe and within the budgeted amount.
Find tenants for the selected properties before redevelopment or renovations are completed, or at the first opportunity after completion.
Generation of cash flow from rental income sufficient to cover debt and expenses and provide funding for new property acquisitions.
Property management - Eagle Rock manages the property and does not rely on an outside management team. This way, all repairs can be addressed immediately and rents will be collected in a timely manner.
Maintain very high occupancy each year on rental properties.
Invest in sustainable, high quality investments - Prior to making any purchases, the properties are fully evaluated to determine positive cash flow and long term sustainability.
Provide projected overall cash-on-cash returns of 10%-15%. 2-3 times higher than the usual returns in London and the UK.
The ability to recognise opportunities that would provide the option to immediately resell selected renovated or rehabilitated properties upon completion for short term gain.
