Property acquisition strategy

Eagle Rock’s acquisition strategy is to seek, identify and exploit opportunities to create value. We purchase properties at values which can be significantly increased through redevelopment or refurbishment. We seek acquisitions of properties which typically have one or more issues that can be resolved by utilising the expertise of the co-founders.

We find such opportunities through relationships that we have developed with real estate agents, owners, brokers and other participants in the real estate market in order to become aware of properties before they become widely known, or marketed. Thoroughly knowing our market gives us the competitive edge over our competitors. This allows Eagle Rock to reduce competition and acquisition costs which helps to secure opportunities that will meet our return requirements.

Eagle Rock undertakes a thorough due diligence process prior to purchasing and investing in any property. By doing our homework, we can competitively price our rents.

Whilst we may, from time to time, purchase undervalued properties and improve them for immediate resale and gain, all proposed properties will be underwritten with the criteria that the properties will be purchased, redevelopment and rented to produce a positive monthly cash flow. No property purchase is made solely on the speculation that the properties can be resold immediately simply for a profit, without being able to be self-sustaining as a rental property.

Eagle Rock is positioning itself as the rental property of choice when it comes to quality properties in desirable neighbourhoods, by actively staying current on local market conditions. We concentrate our marketing efforts on attracting solid, credit worthy tenants that are motivated to live in growing, thriving communities.

Eagle Rock seeks long term lets with quality tenants. All applicants are required to pass a credit and background check as well as provide appropriate deposits. References are a must and will always be verified. Tenants are required to make payments via direct debit which further ensures payments are made as agreed and on time.

Eagle Rock strives to be a superlative landlord as well. Our goal is to achieve long term full occupancy levels.

We provide modern living rooms equipped for cosy film evenings. Spacious bedrooms with comfortable beds and lots of storage with modern working space for the working professionals and modern luxurious en-suite bathrooms. Our outside communal garden areas are perfect for summer parties and barbecue with friends.

We also provide professional weekly cleaning services so our tenants don’t have to find time to do this themselves.
